Advertise the property for rent;

Interview potential tenants/supervise
viewing;

Report to you on all potential
tenants;

Apply for references -
bank/professional and personal and proof of ID/address;

Arrange Landlord's Gas Safety
Certificate and Electrical Safety Certificate (annually)
and Energy Performance Report (ten yearly);

Prepare Tenancy Agreement;
-
Prepare inventory (if furnished);

Collect a deposit of one month's
rent, and forward the same to the Deposit Protection
Service, collect one month's rent in advance and
thereafter collect rent monthly - deduct commission and
transfer the balance to your bank account by BACS
payment monthly. Failure to receive all/any of the rent
will be notified to you;

Three month 'check up' visit to the
property and thereafter reporting to you;

Arrange for any
repairs/faults/replacements/redecoration (as required,
the cost of which to be agreed with you and deducted
from the monthly rent collected, unless otherwise
agreed);

If required provide information
relating to rent protection and legal insurance and set
up policy;

Priory to expiry of the Tenancy
Agreement prepare and serve a new Tenancy Agreement, or
allow the tenancy to 'run on' month to month, on which
basis all the terms and conditions of the Tenancy
Agreement will stand and you will still be required to
serve a full two months notice to terminate the tenancy,
but, your tenant will only be required to serve you one
month's notice;

Prepare and serve Notice of
Possession/Termination of Tenancy (within two months of
expiry of Agreement);

Outgoing check and arrangement of
cleaning service (cleaning cost to be agreed with you
and deducted from the final month's rent or the deposit
held, unless otherwise agreed);

Collection of keys and arrangement
for the release of the balance deposit to the tenant (if
appropriate) from the Deposit Protection Service
